In what neighborhoods does Village Park Homes build?
Alston Park at New Riverside and Lawton Station. Both communities
are located in Bluffton, South Carolina, 29910 and are part
of Beaufort County and the Town of Bluffton.
When
did each neighborhood open for sale?
Lawton Station opened for sale in mid-2006 and Alston Park
opened for sale in early 2007.
How
many homes will each neighborhood have at completion?
Alston Park will have 340 homes and Lawton Station will have
500 homes at build out.
What
are the prices of the homes in each community?
Homes in Alston Park start in the high $160's and homes in
Lawton Station start in the high $190's
What
are the differences between Alston Park and Lawton Station?
Both offer beautifully planned neighborhoods with grand central
Parks at their entrances and amenities such as Fitness Centers/Clubhouses
and Pools.
- Alston
Park home sizes start at 1460 square feet and vinyl
siding is the standard exterior. Alston Park is located
in the new Riverside development and has over 5 miles
of Nature/Fitness Trails. Homes in Alston Park are
typically on a fifth of an acre lot. Homes in Alston
Park come with included Carolina rooms and finished
flex space where available.
- Lawton
Station home sizes start at 1725 square feet and cement-fiber
siding is the standard exterior. Lawton Station is
a gated community with the gate open during the day
and closed at night. Lawton Station also offers a
Children's Playground. There are three different sections
in Lawton Station as follows:
- Avondale
homes are on a quarter of an acre lot
- Bellmeade
homes are on a third of an acre lot
- Cambridge
is the estate section and has lots ranging from
one-third to one-half of an acre

What
is required to contract to build a home?
Village Park Homes requires the following:
1. A signed contract for your chosen model, lot and selections
and options.
2. 3% deposit/down payment at time of contract-but then nothing
more until you close on your home at which time an additional
down payment may be required with your mortgage.
3. A pre-approval letter from a lender stating that you qualify
for a mortgage for the purchase price of the home. If you use
a Village Park Homes preferred lender and lawyer for you closing
VPH will provide up to $3,000 in closing costs.
How
long does it take to build a home? Do you have any ready-built
homes available?
Village Park Homes typically builds a home within 4 months
of finalizing the contract and selections. We do have a select
number of Homes for people who need an immediate move-in home.
What
utilities/services are offered in Alston Park and Lawton Station?
Do you have 'forced' utilities where a homeowner must use a
certain provider for phone/cable/internet service?
- Telephone/Cable/Internet:
VPH does not have 'forced utilities'. Our provider
is Hargray Communications and each homeowner chooses
the services they would like-if any. Satellite dishes
for Direct TV or other providers are allowed but must
not be visible from the front of the home in accordance
with the covenants.
- Electric/Gas:
Both neighborhoods are served by SCE&G and both
gas and electric are provided. Gas water heaters are
standard and there are many gas upgrades to choose
from such as gas ranges, gas grill stub outs and gas
fireplaces.
- Garbage/Recycling:
Alston Park and Lawton Station are both in the Town
of Bluffton, District 610. Garbage and recycling pickup
once per week is provided by the Town of Bluffton
and the cost is included in your annual property taxes.

Are
there Covenants and Restrictions for each neighborhood?
Yes, each home site is subject to these covenants and homeowners
are required to pay the Property Owner's Association dues,
which are $630 per year for Alston Park and $740 per year
for Lawton Station. Lawton Station and Alston Park each have
a Property Owner's Association that oversees and enforce each
community's covenants and restrictions. Each includes maintenance
of the amenities (pools, parks, fitness centers) landscaping
and common areas.
What
are the taxes on a home in either neighborhood?
Both neighborhoods are in the Town of Bluffton, District 610.
Beaufort County will base your taxes on the purchase price
of your home. You can visit the Beaufort County website at
www.bcgov.net
and go the Online Services tab and then click on the Property
Tax Calculator. Storm water management fees are also added
to your property taxes and you can call Beaufort County for
this year's fee.
What
Beaufort County schools do the residents of each community
attend?
Elementary School - Pritchardville Elementary School (New
for 2010-2011 school year)
Middle School - Bluffton Middle School (Grades 6 & 7)
& H.E. McCracken Middle School (Grades 8 & 9)
High School - Bluffton High School
