John Cardamone - CEO Village Park Homes
Professional History
John Cardamone has been involved in homebuilding and residential
development since he graduated from Lehigh University in 1972
with degrees in Applied Science and Engineering. He started
his career with Alcoa and later with Alcoa Properties and relocated
to the South Carolina Low Country in 1983. He was a manager
in the development of Dataw Island, an 880 acre residential
golf community in Beaufort. Dataw has a Tom Fazio and an Arthur
Hills golf course and approximately 1,100 homesites.
Following
Dataw Island, John and two partners purchased 600 acres in
Bluffton, South Carolina and developed Colleton River Plantation,
a 395-homesite community. With the development's signature
Jack Nicklaus designed golf course, in 1993 Colleton River
Plantation was named the "best new private golf course
community" in the United States by Golf Digest.
Subsequent
to Colleton River, John and a partner purchased 1,020 acres
of marsh front property, which they would develop as Belfair
Plantation. Also located in Bluffton, Belfair Plantation includes
two Tom Fazio Golf courses, a 25,000 square foot clubhouse,
680 homesites and extensive world-class amenities.
While
developing Belfair Plantation, John recognized an unfulfilled
housing market niche in Beaufort County, South Carolina. He
started to build affordable, high quality, homes within land
plans that have the aesthetic appeal of upper-end residential
neighborhoods such as Colleton River and Belfair.
John
founded CraftBuilt Homes specifically to meet this market
need and in all, CraftBuilt developed 620 acres of mixed-use
land and sold over 800 homes in 9 communities in two states.
CraftBuilt was the recipient of numerous industry awards and
was so successful that its homebuilding operations were sold
to a national homebuilder in 2006.
Concurrent
with the sale of CraftBuilt Homes, John formed Village Park
Communities and Peninsula Investments, which together owned
approximately 1,000 acres of land and 4,000 homesites. Village
Park Communities, the development arm, is currently developing
a portion of this land for single-family and multi-family
residential communities as well as for commercial, retail,
office and light industrial use. Village Park Homes, the homebuilding
arm, is currently building affordable homes in attractive
communities, which appeal to a wide variety of lifestyles.
In
all, John has purchased, planned, engineered and permitted
14 communities with a total of 6,000 homesites including extensive
multi-family and commercial areas within these neighborhoods.
An
active participant in his community, John served on the Beaufort
County Aviation Board for 12 years, was a member of both the
Beaufort and Hilton Head Island Rotary Clubs. He served on
his neighborhood POA Board, serves on the Thousand Islands
Land Trust Board, served on the Lancaster United Way Budget
Committee, the Pittsburgh Boy Scouts Explorer Post, and countless
other volunteer commitments. He is also a licensed homebuilder
and real estate broker, and a member of the Hilton Head Area
Association of Realtors. John and his wife Sally live on Hilton
Head Island with their teenage children, Chris and Helen.
